From small conversions to large scale strategic land developments

536 homes56 acres

Cloverhill (Aberdeen)

This 56-acre site was acquired on an unconditional basis in joint venture with Henry Boot Developments Limited and promoted through a change of use from Business to Residential, securing Planning Permission in Principle for approximately 550 homes (75% private / 25% affordable) alongside associated amenities.

A comprehensive planning strategy was implemented, including extensive stakeholder engagement and optimisation of development parameters. Following consent, a delivery structure was negotiated for the development of 536 homes on behalf of Aberdeen City Council, comprising a land sale, design and build contract, and project monitoring arrangements.

The development was completed six months ahead of programme and without cost overrun.

1940 homes263 acres

Rowett South (Aberdeen)

This 263-acre strategic landholding, owned by the University of Aberdeen, was promoted through the planning process to secure Planning Permission in Principle for approximately 1,700 homes, together with a primary school, health centre and neighbourhood retail provision. A further 240 units are identified for a later phase within the Local Development Plan.

The project involved full masterplanning, coordination of multidisciplinary consultant teams, and extensive engagement with the local authority and key stakeholders to establish a deliverable development framework.

Following consent, a phased land disposal strategy was implemented, with serviced parcels sold to national and regional housebuilders. To date, over 600 plots have been sold, and our ongoing involvement includes land sale negotiations, planning strategy, infrastructure coordination and delivery oversight.

900 homesbrownfield regeneration

Former Davidson’s Paper Mill (Aberdeen)

This large-scale brownfield regeneration site was progressed in joint venture with Palmer Capital and Manse LLP and comprised a complex former industrial asset requiring significant remediation, demolition and infrastructure planning.

A full planning promotion strategy was undertaken, including pre-application engagement, planning submission, and coordination of technical consultants. Particular focus was given to resolving site constraints, including transport infrastructure, education provision and planning gain obligations, working closely with Aberdeen City Council and Transport Scotland.

Demolition and site clearance of the former papermill were also delivered as part of the overall strategy.

The result was a viable, consented development framework enabling the delivery of approximately 900 homes. The site was subsequently sold with the benefit of planning consent to Barratt Homes.

37 apartmentscity centre conversion

Exchequer House (Aberdeen)

This project was undertaken on behalf of Sabal Financial and involved repositioning a redundant city centre office building through a change of use to residential, securing planning consent for 37 apartments in alignment with the Aberdeen City Centre Masterplan.

The strategy focused on unlocking value from a long-term vacant asset through a policycompliant and commercially viable conversion scheme.

Following the grant of consent, the asset was sold on to Swan Group for implementation.

10 apartmentscity centre conversion

South Silver Street (Aberdeen)

An unoccupied office building in Aberdeen city centre was acquired in joint venture with AB Robb Limited and successfully redeveloped to deliver 10 residential apartments.

A full development lifecycle approach was undertaken, including acquisition, design development, planning promotion, delivery and sales. The scheme benefited from a favourable planning obligations position aligned with city centre regeneration objectives.

All units were sold off-plan and delivered on time and on budget.
